Closed-Cell Spray Foam Roofing in Kelowna & the Okanagan

Okanagan Insulation Services now offers closed-cell spray foam roofing for suitable flat and low-slope roofs. We use Elastochem Insulthane® 300R roofing foam for insulation and finish it with Henry® Pro-Grade® 988 silicone roof coating for weather and UV protection.

Spray foam follows the shape of the roof, creating continuous insulation across the surface and around roof details. Whether you’re planning new construction or considering an upgrade to an existing roof, we can review the project and recommend an appropriate approach.

High R-value in a thin layer

Insulthane 300R is listed at R-6.4 per inch. At that value, 2 inches of foam provides approximately R-12.8, while 3 inches provides approximately R-19.2. This makes it an option when a project needs substantial insulation without a thick roof buildup.

The required thickness depends on the roof design and the building’s insulation requirements.

Continuous coverage across the roof

Traditional roofing insulation boards must be fitted together across the roof. Spray foam is applied in place, forming a continuous layer that can follow the surface and be worked around curbs, penetrations, and other details.

On a suitable roof assembly, the foam can be adhered without insulation fasteners passing through it. This helps reduce heat-loss paths associated with those fasteners. Roof edges, transitions, and penetrations still require careful detailing.

Insulation and weather protection working together

Once the Insulthane 300R foam is installed, we apply Henry Pro-Grade 988 silicone roof coating. The coating protects the foam from UV exposure and weather and provides the finished roof surface.

Together, the foam and coating provide an insulated roofing system with a seamless field of application. Proper drainage, substrate preparation, and detailing are essential to its performance.

Fasteners

May be installed without fasteners through the insulation, depending on the assembly

Some systems use fasteners that pass through insulation layers

Requires a protective roof coating, such as Henry Pro-Grade 988

Uses a separate roofing membrane or other finished roof covering

Existing roofs

May be applied over some suitable existing roofs after preparation

Depending on the system and roof condition, replacement may require a tear-off
